I. — The idea
Not one agency.
A circle of them.
A great house rarely sits on one agent's books. The Cercle lets Morocco's established estate houses share their finest mandates under one standard, so a buyer only has to make one acquaintance.

One introduction
Each client is received by one private advisor, who speaks for the whole circle. You don't deal with ten agents, and nobody calls you twice.

One standard
No entry joins the register until its title is verified, its photographs are true and the house is presented with its full particulars.

Some houses are never shown.
Many owners prefer not to be listed at all. Their houses go into a private folio that is shown in person, after an introduction, and only to clients the circle has received.

Each province is covered by a member house that has worked there for years. Wherever you look, someone in the circle knows the street.
V. — The Houses
A charter, not a portal
The Cercle doesn't compete with its members. It gives the established estate houses of Morocco a shared address, a shared standard and a fair way to sell together.
- Shared mandatesA house may open a mandate to the whole circle. Any member may introduce the buyer.
- A fair divisionThe fee is shared between the listing house and the introducing house on terms agreed in advance.
- Each house keeps its nameEvery entry carries the name of the house that presents it. The client relationship stays with its member.
- By invitationNew houses are proposed by a member and admitted by the circle, at most one seat per specialty and province.
- Discretion firstNo public prices without the owner's consent, no mass advertising, no lists sold or shared.

Request an introduction
Tell us a little about what you're looking for. A private advisor will reply personally, usually within a day, and will speak for every house in the circle.
We receive by appointment in Marrakech, and anywhere in the Kingdom for viewings. Viewings are arranged once budget, timing and means of purchase are known — out of respect for the owners, and for your time.
